Students will become familiar with the role of the closer, whose function includes verifying information, balancing with the lender, and managing receipts and disbursements.

In this 3-hour training, students will observe the process following the successful completion of the closing.
They will understand the return of the executed documents per the lender’s instructions, disbursements of checks, and recording of required documents with the county.

*Generating a PT-61 form
*Calculating a split recording, if a parcel straddles multi counties, including the calculation and the blurb that goes on page one of the recorded document

In this 3-hour training, students will review GAR contracts and sections pertinent to closing.
Real estate contracts will be introduced.
Students will learn both general contract terms (boilerplate) and terms specific to a particular transaction.
Specific terms include property identification, sales price, closing date, earnest (good faith) money, buyer, seller, realtors, and any other agreements between the parties (special stipulations).
Contract exhibits, such as seller’s property disclosure, and contract amendments, such as a change in sales price, will also be explained.

They will learn how to read legal descriptions for accuracy and how to interpret plat maps.

Loan documents provided by the lender will be examined.
